Average sale price is used to estimate transaction counts from GCI. Default: $400,000.
Your post-cap transaction fees
Based on your GCI and avg sale price, you have an estimated 23 annual transactions: 8 pre-cap (no post-cap fee) and 15 post-cap. The split below only applies to your 15 post-cap transactions.
Post-cap fees use the pooled Elite threshold (see below).
Team agent transaction breakdown
Based on avg agent GCI and avg sale price, each agent has an estimated 14 annual transactions: 4 pre-cap and 10 post-cap.
Team agents on $6,000 cap: always $285/tx post-cap (cannot reach Elite).
Owner covers team post-cap fees. Pooled with owner's transactions for Elite threshold (see below).
Pooled post-cap fee breakdown (Elite threshold)
After capping, the first 22 full-fee post-cap transactions are modeled at $285 each. Once the $6K qualification threshold is met, later transactions are modeled at $100 for Elite status.
Because you cover team post-cap fees, your own post-cap transactions and your team's are pooled together toward the modeled Elite threshold.
You are not covering team post-cap fees, so only your own post-cap transactions count toward the modeled Elite threshold. Team agents on $6,000 cap always pay $285/tx.
Commission rate is fixed at 2.75% for deriving per-agent GCI from team sales volume.
Real fees: This calculator models the US program only. No monthly fees. 85/15 split. $12K team leader cap. $4K or $6K team member cap. $50 CBR (Compliance & Broker Review) fee on every transaction. $285 post-cap transaction fee, dropping to $100 after Elite status is reached. $900 annual brokerage fee paid as $300 across first 3 transactions per anniversary year.
Team Real costs use the one-average-agent model: all agents are assumed to have the same GCI (total team sales × 2.75% ÷ agent count).
Capping Non-Team Agent is a solo US agent who you attract to Real, selects the $12K cap as a solo agent, and caps at $80K+ GCI. Each Capping Non-Team Agent generates $4,000/year in Tier 1 revenue share for you. This calculator uses a flat $4,000 per agent for simplicity.
Stock awards: The US Elite Agent Award is $12K for qualifying full-cap agents. The $8K Culture Award requires Elite status and approved cultural contributions. Both vest over 3 years as REAX stock on NASDAQ.

How this affects your agents
This is a directional estimate based on one "average agent" model — not a per-agent roster. Individual agent economics will vary.
Current cost per agent
$24,669
Real cost per agent
$24,269
Your average agent saves about $400/year
That's $3,200 across your team of 8 agents. This makes the transition conversation easier — most agents will see a direct financial benefit.
Your average agent's costs increase by about $400/year
This is common when transitioning from a low-fee model. The conversation shifts to what agents gain beyond fees: stock awards, revenue share, and a platform that helps them grow.
"Real cost per agent" includes: $6K cap, $900 annual fee, $50/tx CBR fee, post-cap transaction fees (post-cap fees covered by you), and your $300 flat tx fee, minus $8,000 in Tier 1 rev share from attracting 2 agent(s). It does not include stock awards or the agent's own culture award — those are additional upside.
